Why get a 5-Point Inspection?

What is a 5-point inspection?
A 5-point is not a full home inspection but focuses on the 5 main components of the building: the structure, roof, electrical, plumbing, and HVAC (heating & cooling systems). These are the most important items that you need to know about before making a decision to purchase a house. A 5-point typically takes 1 hour. Clients will receive a report on the deficiencies found related to these 5 components within 24 hours.
How a 5-Point Inspection Gives you Peace of Mind
When we first arrive at the home we inspect the exterior structure for any cracks in the foundation that suggest movement. The roof is the next component we inspect and we look for any signs of granule loss, cracking, or curling. Depending on the type of asphalt shingle, they can last 10-20 years.
Next, we head into the house and find the electrical panel. Here we look for any unsafe wiring practices that could lead to a fire or shock hazard.
The next stop is the heating and cooling systems. A furnace typically has a lifespan of 15-20 years and an air conditioner typically will last 10-15 years. Here we look at the age of the equipment and evaluate it for any rust, unsafe venting, or condensate leaks.
While in the basement we look for any signs that could compromise the structure of the house, like cut joists, cracks in walls, and water in the basement.
We will inspect the water heater and plumbing system.
Our last stop is the attic where we look for water leaks and mold growth.
